Booking Conditions

L'Etang Cottage (the Property)is offered for holiday rental to ....................... (the "client")
subject to confirmation by Mr and Mrs Paul Crawford (the "Owners").

To reserve the Property the Client should complete and sign the booking form confirming they
have read the Terms and Conditions mailing the booking form with payment of the initial        
  non-refundable deposit (10% of the total rent due) within 5 days of the provisional confirmation
Following receipt of the booking form and deposit, the Owners will send a confirmation e-mail
This is the formal acceptance of the booking.                                                                         

The balance of the Rent is payable not less than 8 weeks before the start of the rental period.  
If payment is not received by 8 weeks before start of the rental period, the Owners reserve   
the right to give notice in writing that the reservation is cancelled. The Client will remain liable 
to pay the balance of the rent unless the Owners are able to re-let the Property. In this event 
a refund of monies will be made as below. Reservations made within 8 weeks of the start of  
   the rental period require full payment at the time of booking.                                                   

In the event of a cancellation, refunds of the amounts paid will be made if the Owners are able
 to re-let the Property,and any expenses or losses incurred in so doing will be deducted from   
the refundable amount. The client is strongly recommended to arrange a comprehensive travel 
insurance policy (including cancellation cover) and to have full cover for the party's personal   
belongings, public liability etc.., since these are not covered by the Owners insurance.             

Any chargeable expenses arising during the rental period should be settled locally with the     
 Owners or their representative before departure.                                                                   

In case of damage to the Property or its contents the Client should replace the damaged      
 item with like for like. However,should this not be possible the Client should advise the        
 Owners or their local representative with a view to resolving the matter, This clause shall not 
limit the liability of the Client to the Owners . It is a condition of booking that the Client pays
sums due promptly following notification from the Owners or their local representative.        

 The rental period shall commence at 4 pm (1600 hours) on the first day of the rental period  
and end at 10 am (1000 hours) on the last day.  Rentals are normally from Saturday to       
Saturday unless otherwise agreed in writing. The Client must provide advance notification   
   to the Owners if they will be arriving after 6 pm (1800 hours). The Owners shall not be        
obliged to offer accommodation before the time stated and the Client shall not be entitled  
to remain in occupation after the time stated.                                                                    
The maximum number of people to reside in the property or use the amenities must not       
 exceed six persons unless written permission has previously been obtained.                         

The Client agrees to be a considerate tenant and to take good care of the Property and to
leave it in a clean and tidy condition at the end of the rental period.                                 

The Client agrees not to smoke, or to permit anyone in the party to smoke inside the        
building.and if smoking outside to dispose of any litter thoughtfully. Smoking related fires 
invalidates the insurance for the property and the Client would assume responsibility for  
any damage                                                                                                                   
The Owners reserve the right to make an additional charge to cover the additional           
cleaning costs if the Client leaves the Property in an unacceptable condition. The rental     
price includes cleaning.                                                                                                  

The Client also agrees not to act in a way which would cause disturbance to those          
residents in neighbouring properties.                                                                              

The client shall report to the Owners or their local representative without delay any        
defects in the Property or breakdown in the equipment or appliances in the Property or 
garden. Arrangements for repair and or replacement will be made as soon as possible   
by the Owners.                                                                                                           

The Owners shall not be liable to the Client:                                                                 
a) For any temporary defect or stoppage in the supply of public services to the Property,
   nor in respect of any equipment, appliances in the Property.                                        
  b) For any loss, damage or injury which is the result of adverse weather conditions, riot,   
 war,strikes or other matters beyond the control of the Owners                                 
c)For any loss, damage or inconvenience caused to or suffered by the Client if the          
Property shall be destroyed or substantially damaged before the start of the rental   
period. In any such event the Owners shall, within seven days of notification to the  
 Client, refund to the Client all sums previously paid in respect of the rental period.     

Under no circumstances shall the owner's liability to the Client exceed the amount paid  
for the rental period.

The owners will permit the Client to have 2 dogs. No other pets are allowed in the property.

This contract shall be governed by Scottish Law in every particular including formation and interpretation and shall be deemed to have been made in Scotland.
Any proceedings arising in connection with this contract may be brought in any court jurisdiction in Scotland
