1) The Cottage is let for holiday purposes within the meaning of Section 9 of the Rent Act 1977.
2) 20% of the rental is due at the time of booking.
3) The remaining 80% is due no later than 4 weeks before arrival.
4) On receipt of the second payment of 80%, the owners will forward detailed instructions of how to find the Cottage and make arrangements about the key.
5) In the event of the tenant wishing to cancel the booking, any money will be refunded only if the booking period can be re-let.
6) Holiday insurance should be considered, as a cancellation within 4 weeks of the holiday will incur full payment.
7) The tenant will restrict the occupants to those on the Booking Form.
8) Tenants are asked to arrive not before 3.00pm on the first day and to leave before 10.00am on the last day to allow for cleaning.
9) Tenants are asked to replace anything that they break. The owners reserve the right to charge for any damage caused by the tenant.
10) Tenants are asked to leave the Cottage clean and tidy and to allow the owners or their agent reasonable access.
11) One dog is allowed in the Cottage at the owner’s discretion.
12) Towels and tea towels are not provided.
13) Bed linen is not provided.
14) Pillows and duvets are provided.
15) The Cottage is a non-smoking property.
