So What Exactly is Home Staging?


"Home staging is the act of preparing a private residence prior to going up for sale in the real estate market place" More and more home staging is becoming an integral part of the real estate marking process and recognized by the Real Estate Industry.  A large part of the focus on staging a home is transitioning it into a marketable, merchandisable "product".  Staging strives to create immediate buyer interest & appeal. Staging helps buyers to imagine themselves living in the home.

As part of the staging process, STAGED RIGHT helps objectively 'de-personalize' your property to increase your homes' appeal to the largest number of potential buyers as possible.  It is very difficult for a homeowner to visualize their home in the same way a potential buyer will see it, and then to de-personalize the living space. Why Stage Your Property?
  • STAGED RIGHT Home Staging is a small investment in your property sale with potentially large returns
    • In a 2007 Home Gain Survey of over 2000 realtors, it was discovered that sellers who spent typically $500 on staging services for their home recovered over 343% of the cost in the sale of their home. 
According to the National Association of Realtors (NAR): ...The average staging investment is between 1 and 3 percent of the home's asking price, which generates a return of 8 to 10 percent.

A National Association of Realtors survey - found that "the longer a home stays on the market, the further below list price it drops.  Homes that sold in the first 4 weeks averaged 1% more than the list price; 4 to 12 weeks averaged 5% less; 13 to 24 weeks averaged 6.4% less; than list price; and 24 weeks averaged more than 10% less than list price".

  • Statistics and studies show that Home Staging increases your selling price!
    • In the the current Colorado market, homes are typically selling for 5% or more below their initial asking price. Statistics show however that a home that has been professionally staged sells for 6-10% more than a comparible unstaged home. For realtors this means higher commissions; for sellers this means extra profit to buy that nicer, larger home.
  • Home staging shortens your selling time!
    • According to statistics from www.stagedhomes.com, 93% of homes that are staged by ASP stagers sell within one month or less. The average time on the market for staged home is 33 days, or less. This is compared to the average of 161 days on the market for Non-Staged homes.
    • Very similar statistics apply for homes that are staged by other professional home stagers, who are accredited by other professional organizations, such as HSR, for example. Basically, what this means is that homes that are staged sell much more quickly than those that are not staged and the statistics apply pretty evenly across the board, no matter who your professional stager is, or is not, accredited by or affiliated with.

USA Today Article - "When Coldwell Banker Residential Brokerage in Los Altos, Calif., looked at nearly 2,800 properties in eight U.S. cities in 2004, they found that the staged homes, on average, sold in half the time that the non-staged homes did. The sellers with staged homes ended up with 6.3% more than their asking price, on average, while sellers with non-staged homes sold for 1.6% more than the asking price" (Read the article here!)
