Welcome Mirror Lake Residents,

America's Home Builder is America's Nightmare. This is no longer poor workmanship, this is a scandal!  Does your entry door leak when it rains? Does your basement walls leak when it heavily rains? Then your home is one of the many homes that Ryland built incorrectly. We the residents of Mirror Lake have gotten together in an effort to gather other residents who have the same problems with their homes. The problem is that the homes are LEAKING. Please check ALL of your entry ways including your front door, back doors (deck), and your basement doors (if applicable) for leaks, mildew, mold, cracks, etc.  Please also check to see if your garage ceiling has bubbles, or ridges. We had a neighbor's garage ceiling cave in due to a lack of Ryland Homes (the Builder) foundation.

At this website you can read emails/statements of testimonies of residents homes and see pictures. We are asking residents with the same problem to email us a testimony and contact information if they would like to be involved in the legal action against Ryland.

 

On this website you can give your comments on the opinion page or email us your testimony. Even if you do not wish to be legally involved we would appreciate any support and information that would help so that Ryland does not continue to build leaky homes that are costing residents thousands of dollars to fix, so that their entry doors do not fall in due to wood rot, and cracks in entry frame. 

 

Also, please email me pictures of your leaky/damaged homes so that I can add them to the site.

Thanks for listing your issues with our site. We are still gathering information and ask the community to network and ask any of their lawyer friends, or someone in Mirror Lake might be a lawyer and ask what are the next steps we can take to speed up the process of a possible class action suit. Just letting you know we got all of your emails, and that we posted it online in the testimony section. For the month of January we would like to plan on getting together in February (all of the homeowners- just to network and discuss steps we can take until legal action is feasible) Thanks!

“Region 5 signs Administrative Order on Consent with The Ryland Group, Inc.
On April 14, 2003, the Ohio Environmental Protection Agency contacted Region 5 and requested EPA assistance in conducting a potential time-critical removal action at the Lexington Manor subdivision in Liberty Township, Ohio. U.S. EPA undertook sampling and analysis that confirmed the presence of lead contamination in many of the yards in the 26-acre subdivision. EPA signed an action memorandum for this site on June 3, 2003, and began negotiations with both the developer and builder of this subdivision. Ryland, the builder of the subdivision, purchased the property from developer Lexington Manor, Inc., after Lexington Manor’s environmental consultant stated that the property was safe for residential development. The subdivision was built on the site of a former skeet-shooting range and the lead and arsenic contamination that have been documented in the soil are from the lead pellets that comprise the skeet. In the Administrative Order on Consent, signed on August 14, 2003, Ryland has agreed to remove and properly manage all soil, sediment, and debris contaminated with lead at greater than 400 ppm. Ryland will also remediate arsenic associated with lead shot to site background levels. A private lawsuit is pending in which the homeowners have sued Lexington, Ryland and the environmental consultant. In settlement of that lawsuit, Ryland has agreed to purchase back many of the homes currently occupied at the subdivision, which are valued at $200,000 to $300,000. The estimated cost for completing this removal is anywhere between $2 million and $20 million, depending upon the volume. That figure is exclusive of the money Ryland has spent to buy back the houses from the homeowners.

On  November 15, 2006 we have placed a comment on http://community.myfoxatlanta.com/   regarding Ryland Leaky Homes. We have recently sent out letters to local newstations along with emails regarding Ryland building deficiencies. We plan to have the original warranty booklet scanned and emailed to not only the lawyer but also posted online for viewing by mid January if not before. We understand that this is a slow process but with everyone's efforts and networking we're hoping to get results as a collective group instead of facing a giant like Ryland on our own. Our comment can be seen on this site, it states: {Not only was I overcharged by the builder but my entire subdivision along with nearby subdivisions suffer as homeowners due to the poor workmanship that Ryland Homes provided. We are seeking other press related venues in regards to wanting to know how we can go about making it public what Ryland did.
