This 18th Century family home is a must see for anyone interested in the idyllic French life style. Situated in the southeast corner of Brittany, it is an ideal location as a residence or a holiday home being close to the port of St Malo or the airport in Rennes.  Set within 1.14 acres of farmland surrounded by fields of crops and cattle, this area is fantastic for tranquillity and relaxation. Quite country lanes perfect for a leisurely stroll or cycle. But if you need the hustle and bustle of city life there are many towns and cities only a short drive away.

 



Highlighted in yellow, La Poltiere's location is great to reach many parts of France. Far enough south to enjoy long mediterranean summer holidays but close enough to the UK for a weekend break.

Since Brittany is on the West Coast of France, it has a warm temperate climate. It does rain sometimes, which is one of the reasons its countryside is so green and wooded.

It can get pretty hot in the summer months; up to about 30+ degrees, but unlike France south of the Loire, you are unlikely to get scorched. Overall Brittany has an ideal climate for cycling.

The nearest ferry port is St Malo, serviced by various ferry operators. It is only 1h 30 mins away (alot less if you drive like the locals) but very much worth a visit should you come by air. The nearest airport is in Rennes. It is only 40 minutes drive away and is serviced by various operators including  budget airline carriers. Rennes is the closest city to the property and has all the usual attractions any city would have, such as cinemas, theatres, and plenty of shopping, restaurants and cafes, something for everyone. But you can also head to the capital, if you want to take a trip to Paris it would only take 1hr 30 mins on the TGV.

 

It is just over an hour's drive to some of Brittany's finest beaches great for both adults and kids. But if you are looking for a beach even closer, very near to the property are a number of large lakes with man-made beaches perfect for building a sandcastle or a cooling dip in the water.

Locally there are supermarkets, butchers, bakeries, and daily markets in the many towns in the area. There are also some of Europe's largest weekly markets just down the road at Rennes and La Guerche.


 

 

This picture is looking from the lane toward the cottage. The building at the right of the photo is part of the property. It was once a pigsty with hay store in the roof, but is now used as a tool sheds. The shed measures 6.80m X 5.50m (22.31ft X 18.04ft) but is split in two. Interestingly, the stairs/ladder to the hay store used to be the main access to the upstairs of the main house. It would have been great to keep but practically, it didn't work.

This outbuilding would  make a great garage/workshop if you wanted to convert it.

You can see the cottage had been totally re-pointed which has just been completed and given time will blend in with the other buildings. You can also see the neighbours building attached. They have access as you can see via the track but they also have an entrance the other side of the out buildings.

The property looks across open fields and the view extend a few miles.

 

 

 

Looking at the back of the cottage you will see the patio doors that open into the kitchen. The back end of the cottage is average ceiling height, but it is in the lounge where the fantastic vaulted ceilings and oak beam really make this property stand above the rest.

The round stone structure on the right is in fact the original well to the buildings. The water inside is not fit for drinking but is fine for anything from watering the garden to washing the car. Certainly no need to worry about a hose pipe ban!

The buildings beyond belongs to the working farm around the corner. Although working, there is no noise except when the cows are herded in to be milked morning and evening and is a delightful country sound. The green fence has been erected to offer a boundary for both the properties.

The very large open plan living area, with huge fireplace is nice and snug in the winter, yet because of the thick walls fresh and cool in the summer heat. There is also double-glazing throughout which helps keep heat in/out. In the fireplace there is a wood burning stove that once lit soon warms the entire house.

A fully fitted kitchen with washer/dryer and dishwasher is also included in the sale. The kitchen also offers a central island workstation with a fridge and freezer within, and can also used as a breakfast bar.

There is an electric oven with gas hob with overhead extractor fan.
