FAQ's

1. How does it Work?

  Put simply, You have the Income (Job) to pay the mortgage; You have the modest Down Payment & the Owner will finance 100% of the remaining balance.

2. What are the Terms?

  Usually the Owner will carry the financing for up to 36 months.  You can refinance the mortgage anytime before the 36th month.                    Each home has a pre-existing mortgage and the interest rates vary.

3. Who is the owner of the property?

  When you make the down payment, you become the New Owner.   We will record a Grant Deed  in your name(s) and the existing  financing  will stay in the Seller's name.

4. How long does it take?

  7 to 10 days.   Escrow is opened, all forms are signed, the down payment is made, Escrow is closed & you move in.

6. Who do I make the payment too?

  A third party Service Company will send you a monthly coupon.   You will mail the payment in, the Service Company will then forward the payment to the lender.   The monthy fee for this is only $15 per month...who pays...is negotiable.

7. When can I see the home?

  Setting an appointment to view the home is only a phone call away.  We will coordinate a time that is convenient to your schedule.                  You can also drive-bye to view the exterior of the property and the surrounding neighborhood amenities.

8. Do I have to have Good Credit?

  No!   Bruied credit  is okay.  Your credit is reviewed to ensure that you have no evictions. 

9. Who pays your commission?

  We negotiate with the Seller(s) to receive a portion of the down payment as our compensation.

10. Can you find me a Home...If I don't find one on your site?

  YES!  We can find you a property IN YOUR AREA, with the amenities you would like in a home, on terms that fit your budget -                    Owner Financed, of course!
