Bear Pen subdivision
Bear Pen is a new subdivision being built on Ryan Creek in Cullman County on Lewis Smith Lake. The roads along Ryan Creek, in Bear Pen are all graded and currently covered with slag and will be blacktopped. The water, electric power and cable are buried and placed in boxes ready for construction of homes to begin. There are 70 "deepwater "waterfront lots with a minimum of 100 feet of waterfront many lots have much more than 100 feet of waterfront.Price on these lots will vary from 180,000.. up to 300,000. depending upon location, view and amount of waterfront. Restrictive covenants: NO MANUFACTURED HOUSES "STICK BUILT ONLY" Minimum size of home 2200 sq.feet, PLANS MUST BE APPROVED BY DEVELOPER.The amenities will include a club house and boat ramp for the residence of Bear Pen's use only. When I drove through Bear Pen I saw the 1st home being built and also a new boat house in front of a lot. If you are considering Lewis Smith Lake as a location for either your permanent or 2nd home you should definately look at Bear Pen soon before the extra special lots are all sold.
