First you just mass ghouls with any hero really, but I suggest the Dreadlord (my personal favorite) and upgrade the armor and weapons of ghouls only once so they dont die in one hit. after you mass upgraded ghouls and attack once or twice and havent won yet, you will need to upgrade necropolis to halls of the dead. When the halls of the dead upgrade is complete, you build one or two (depending on how much resources you have) temple of the damned and then start to mass necromancer to raise the ghouls corpses to 2 skeleton warriors each. After a whole lot of your ghouls have died off those skeletons will be unimaginably helpful in destroying bases and enemy units. But you have to hurry up after you produce the skeletons because they only last for one minute. Good Luck on the mass necro and ghouls strategy and have fun!!!
