Booking Conditions
  1. The property is let on a Saturday to Saturday basis (except where the daily rental rate applies).  Access to the gite on the date of arrival is from 4:00p.m. .  The property should be vacated on the date of departure by no later than 10.00a.m.
  2. To reserve the property, the client should complete and sign the booking form and return it together with payment of a deposit of 30%.  Following receipt of the booking form and deposit, the owner will send confirmation of the booking and receipt of the deposit.  This is the formal acceptance of the booking and a contract for the occupations has been agreed.
  3. The balance of the rental is payable no later than 10 weeks prior to the date of arrival, together with the security deposit (see below).  No reminder is necessarily sent to the client for the final payment.  If payment is not received by the due date, the owner reserves the right to give notice in writing that the reservation is cancelled.  Reservations made within the ten week period prior to the start of the rental are payable in full at the time of booking.
  4. In the event of cancellation the client will be liable for the full price of the cottage.  However, the owner will endeavour to re-let the property and if this is possible will reimburse the client 75% of the cottage price.  Where applicable, the security deposit and any pre-payment of linen hire will be returned in full on cancellation.  The owner advises the client to take out Holiday Cancellation Insurance as a safeguard.
  5. The owner reserves the right to refuse bookings or to cancel any bookings already made subject to refunding any sums the client has paid, without further liability.
  6. Electricity and Gas are included in the price of the property.  Any other chargeable expenses arising during the rental period should be settled with the owner prior to departure (e.g. Firewood for winter lets).
  7. A security deposit of £100 is required against damages to the property or its contents.  However, the sum reserved by this clause shall not limit the client’s liability to the owner.  The owner will account for any deduction from the deposit and refund the balance within 14 days of the end of the rental period.
  8. The client understands that the property must be left clean and tidy on vacation i.e. floors swept, bathrooms cleaned, fridges and cookers cleaned and bottles deposed of etc. (Costs will be deducted from the security deposit if the property is left in an unacceptable state and requires additional cleaning).
  9. The maximum number of residents in this property must not be exceeded unless the owner has given permission.  The owners reserve the right to refuse admittance if this condition is not observed.
  10. The client agrees to be a considerate tenant and to take good care of the property and leave it in a clean and tidy condition (see clause 8).  The client also agrees not to act in any way which may cause a disturbance to neighbouring properties.  The owners reserve the right to terminate your stay if the client or members of their party are believed to be causing a nuisance or not treating the property with due respect.
  11. The client shall report to the owner without delay any defects in the property or breakdown of equipment or machinery or appliances in the property or garden, and arrangements will be made for the repair / replacement as swiftly as possible.
  12. The owner will not be responsible to the client for any temporary defect or stoppage in supply of public services to the property nor in respect of any equipment, machinery or appliances in the property or garden.
  13. The owners reserve the right to enter the property during your stay.
  14. Smoking is strictly forbidden inside the properties.
  15. The client agrees that the owner nor any person in their employ will be liable for any loss, damage, sickness or injury howsoever caused which may be sustained by the clients, any other member of their party or guests they may invite to the property and the grounds of the smallholding during the period booked.
  16. The person signing the booking form must be a member of the party intending to occupy, be over 18 years old and certify that he or she is authorised to agree the booking conditions on behalf of all persons included in the booking form, including those he or she may represent and substitute or add at a later date.
