Capricorn coast, Emu Park, Yeppoon. The Truth.

WARNING        SCAM ALERT

Beware of all the mis-information being spread around about this part of Queensland. It all looks wonderful on the glossy web pages. This is not Tropical North Queensland as portrayed in all the advertising, it is a hot dry place with no jobs. You will notice that there only pictures showing the water, the reef, artists impressions etc. and no pictures of the surrounding area except those taken after an unusual fall of rain. As we all should know, everything  that shines is not necessarily gold. Buyer beware. Do some research. Don't take my word for it, check it out yourself. Use your common sense. Whatever you do, don't buy off the plan without doing an actual inspection, otherwise you will become another victim of another notorious Queensland real estate scam. Simply don't believe real estate sharks lies.

Some of the mis-truths as presented by a land developers page.

The region enjoys an idyllic climate     If you call having no rain for 6 months and becoming hotter and drier according to the latest CSIRO climate models idyllic, then that's ok. The whole area is desperately dry and short of water, with no hope of overcoming the situation as the resource simply doesn't exist. The local council (local government) is trying to hide this fact. Have a look at the statistics from the Australian Bureau of Meteorology. http://www.bom.gov.au/weather/qld/rockhampton/climate_and_history.shtml

Proximity to the reef.  Yes 40 nautical miles is close I guess.

The Average Temperature is 25.7C.     Try mid 30s to upper 30s with 70% and greater humidity for prolonged periods and it's dry, quite arid in fact. Expect to have water restrictions all year round as there is not enough water to support existing development. It simply doesn't rain enough.

Great fishing awaits.    Mmmmm, you might catch something undersize if you are lucky. This includes the adjacent islands. The trawling industry has basically destroyed the habitat by being allowed to over fish for prolonged periods.

We have Irukandji and Box jelly fish, just like up north, so don't think you will be able to go for a swim to cool off in Summer. http://www.reef.crc.org.au/publications/brochures/Irukandjisyndrome.htm The local Council and Tourist organization are desperately trying to sweep this one under the carpet so the Tourists don't get frightened off. Another charming creature is the Woodbury Bug. This is a parasite that burrows under your flesh. It lives in the nests of the numerous scrub turkeys and can be easily brought into your home by domestic pets. http://www.emedicine.com/ped/topic877.htm   Of course there is no mention of the sandflies and mosquitoes, due to the proximity to large estuary areas like Coorooman creek and mangrove salt flats.

Next we have the social issues. This is traditionally a poor working class area, therefore a lot of resentment is generated when any one walks in flaunting their wealth. Careful where you park the Beemer or the Merc.

An example of the state of the area is that the local University recently announced that it wouldn't be raising fees due to the fact that it's student base is drawn from middle to low socio economic areas.  The Uni is also undergoing a review which will result in a substantial number of jobs being shed.

Queensland rail will also be removing 150 jobs in the area shortly plus a large Aluminium refinery (Aldoga) has decided to stop development of its plant.

Have a look at the front page of the local paper by clicking the "Bulletin" link on the left.
