These condos are in a new building View Talay 5D. View Talay 5C
which is it's sister building in the same complex sold out faster
than any new building I have ever seen in Jomtien. And View Talay 5D
is a better building since it is closer to the street and offers
better views of the sea and the city if you are on the Pattaya side
of the building.
In all of the View
Talay complexes the building closest to the street the condos sell
for approximately 200,000 Baht more for the same condo, on the same
floor, the same side of the building, in addition the price can also differ

have 5 condos in View Talay 5D, 2 on the 20th floor, 2 on the 18th
floor and 1 on the 17th floor. All of them are on the Pattaya side
of the building which adds 200,000 Baht in value to the unit as
opposed to the Jomtien side of the building because the sun raises
on the Jomtien Side of the building.
All of these units have incredible sea views, you can sit on your
balcony and look all the way out to the island off shore. In fact,
you have three separate see views as well of fantastic views of the entire
city.
These units are all priced between
200,000 to 500,000 below the selling prices in View Talay 5C and
there is no comparison in the quality of renovations, materials
utilized as well as the furniture and fixtures.
The price for the 20th floor units is
3.2 million, the 18th floor units are 3.1 million, and the 17th
floor unit is 3.2. The 17th floor unit's bathroom is being upgrade to marble
with granite boarders that will
look like the marble and granite borders you can view behind the
present kitchens below. And a new cabinet is being built in the
wardrobe.
The transfer
fees for these units is aapproximately
104,000 Baht which will
be split 50/50. I utilized the best property attorney in the city,
who is so busy you can barely get time to talk to her at the
office, because she has so many repeat satisfied customers. The normal legal fees for
transferring a unit are 10,000, since I do so much work with her my
fees are 5,000 Baht which will be split 50/50.
NOTE:
There are no
negotiations on
any of the items mentioned above. These condos are priced at a
minimum of 200,000 Baht to 500,000 Baht below what comparable units
in View Talay 5C are presently selling for. The quality of
workmanship, the materials used and furniture and fixtures are
better than 99.99% of the condos in View Talay 5C that are selling
for far more. View Talay 5D is a more desirable building, being that
it is closer to the street and offering better views of the sea and
city if you are on the Pattaya side of the building.
