Ashwood Estates Pet Rules & Regulations:
1. To keep control of the pet(s) at all times and to have the pet(s) on a leash whenever outside of prescribed fenced area.
2. To immediately notify the Landlord of any injury or damage caused at any time by such pet(s).
3. Tenant will be responsible for any and all damages and injuries caused by his or her pet(s).
4. The pet(s) may not be replaced without the written agreement of the Landlord.
5. The Tenant agrees to properly dispose of pet(s) waste properly and in a timely fashion.
6. The pet(s) may not urinate, defecate or otherwise be allowed on other tenants’ property.
7. The Tenant’s guests are not allowed to bring an illegal pet on the property at any time. The Tenant will be responsible for any guest pet(s).
8. The pet(s) may not disturb the quiet or the peaceful enjoyment of others. The Tenant’s dog may not bark for more than 10 minutes during any hour, day or night.
9. The Tenant(s) or any guest(s) shall indemnify, defend and hold the Landlord and owners harmless from and against any actions, suits, claims and demands, including legal fees, costs and expenses arising from damage or injury to any person or property of others by any pet(s) owned, kept, housed or maintained by the Tenant.
10. The Tenant agrees to pay any damages, claims or amounts determined to be due the Landlord for damage to the unit, premises or any other portion of the property.
11. The Tenant(s) also acknowledges the fact that we disallow the following breeds of dogs and agrees to not have, allow or maintain any pet(s) of this type on or around the premises. If found in violation, it could mean an immediate cause for eviction.
12. The Tenant(s) shall provide proof of insurance and coverage of said pet(s).
Breeds of dogs not allowed at Ashwood Estates are as follows:
American Staffordshire Terrier, Pit Bull, Rottweiler, Doberman, Chows and German Shepard breeds are not allowed on the premises at any time by either the Tenant(s) or their guest(s).
In exchange for the privilege of having a pet, excluding the allowance of a pet related to a disability, the Tenant(s) agree to the following:
The said pet fee is not for the purpose of paying for any damages or costs caused by the pet(s). This fee is for the express privilege of having a pet only. If the Tenant’s pet(s) causes damages, the Tenant will be liable for the cost of repair, in addition to the set pet fee.
