LOCATION STRATEGY/ SITE SELECTION
Kentucky Fried Chicken (South Pacific) needed to expand its system in order to keep pace with McDonald' expansion. KFC's rapid expansion into poorly selected sites resulted in a drop in system average sales and cannibalization of many existing stores.
As Director of Development, Anthony developed a new marketing mapping technique (now in use by all QSR and other retail operators) to redefine market zones and retail zones. This allowed KFC to correctly pinpoint ideal store locations, resulting in a doubling of store numbers in a 4 year period. These new locations met sales forecast 95% of the time, increasing revenues by more than $100M Million This exceeded (and still exceeds) industry average.
STORE DESIGN DEVELOPMENT
As Senior Design Manager for KFC, Anthony designed and oversaw the construction of several prototype stores. These stores used non traditional layouts and non-traditional construction techniques. The prototypes resulted in a 40% reduction in construction time, allowing KFC to bring stores on line up to 6 weeks ahead of schedule. This solution achieve additional revenues per store of up to $150,000 - adding additional $10-$12 Million per year in revenues.
FRANCHISEE DEVELOPMENT
Anthony developed KFC (APAC's) Franchisee Development Model, qualifying suitable franchisees, working with them to secure sites (raw land and existing buildings) and assisted them through all stages of store development, including financing, site tie, approvals, design, construction, equipment purchasing and on going facilities management issues. |

Anthony served as the Manager of Research and Strategy for the NSW Government of Australia. His research determined a future mismatch between population distribution, service need and Government ability to provide services . He worked with over 100 Government Agencies, the Australian Bureau of Statistics, a number of consulting firms and property companies to forecast population movement, growth and other demographic statistics. Anthony developed a long range relocation strategy, with a ten year implementation period, of Government Offices and Employees to targeted areas.
This project included construction and acquisition of new office blocks, data centers, disposition of redundant facilities and lease exits all timed to coincide with local property market(s) swings.Anthony's solutions netted the NSW Government over $4.0 billion in savings over ten years, including an immediate $1.4 billion infusion to Treasury from sale of redundant facilities.
Anthony's success in this program led to the creation of Government Wide Policy relating to real estate planning and usage and the development of the Accommodation Policy and Strategy Unit, which administered the findings of the strategy. Anthony was the Director of Accommodation Policy and Strategy and was the senior advisor to State Government as well as advisor to other Australian and Internation Governments in Accommodation, Real Estate and Total Asset Management. |

Organization/ Information Management

| Anthony was appointed to the Northrop Grumman IT contract in 2002 to determine the operational stability of the Real Estate and Facilities Group. RE&F administered property and accommodation matters for 8 NGIT companies in many separate locations. Anthony's research and analysis determined that local authority (autonomy) created significant operational issues (data inconsistency, lack of policy, lack of standards), missed opportunities and competitive negotiating for space and use rights, costing the organization in excess of $65 MM per years. Anthony developed organization solutions which centralized authority and administration and delegated action (only) to local entities. Data inconsistency was solved by the adoption and creation of a central CAFM/ CMMS system which tracked all space (vacant and occupied), leases, work order requests and open issues. Reporting capabilities were accessible by all decision makers thoughout the organization, providing up to date, real time information to allow faster,more effective decisions to be made. |

Occupancy/ Workplace Strategies

BANKING AND FINANCE
Anthony was contracted from Australia to lead the strategic planning efforts in the acquisition of Boatmen's Bank by Nations Bank and later the BoA super merger. Anthony developed transition occupancy strategies for an acquired/ merged employee base. Based in St Louis, Anthony analyzed facility use of over 45 million square feet and developed a strategy for each MidWest location that centralized bank office operations. Savings generated from this strategy allowed the bank to self finance several operations centers.
TECHNOLOGY
In 2001, Nortel Networks underwent a substantial reduction in workforce through out the world, resulting in large vacancies, excess furniture and related workplace assets, which were tying up financial resources that the company needed to survive. Anthony worked with senior management and partners at Nortel to devise "densification" strategies, exit strategies and relocation strategies to consolidate vacant space, reduce occupancy cost and eliminate furniture lease costs. Over the course of 18 months, Anthony (and his team) successfully relocated over 30,000 employees around the US, and exited over 25 leased on owned properties resulting in a $65 Million cost reduction.
Relocation strategy was enhanced by the implementation of a CAFM system which allowed Nortel to immediate identify small to mid sized vacant workplaces (cubes), and book vacancies through a "reservation" system that allow vacancie to be filled quickly and cost effectively. Advanced technology and enhanced processes resulted in a reduction of churn costs by over 80% per person. |
