If you are looking to sell your home there is much you have to do to find the right agent who can help you sell your home the way and in the time you want to.

Home Seller Checklist

You want to sell your home, now what? Well, there are a few things you may want to do first, let's make a list:

1. Do you even want to use an agent, or do you want to go at it by yourself (For Sale By Owner)? If you are using an agent, start interviewing at least 3 agents, inside this site are some questions to ask a real estate agent during an interview.

2. Get to know the homes in you area, particularly the ones on the market right now so you have an idea what homes in the area selling for, visit open houses as a "neighbor", who knows you may know someone who may want to buy the house. Ask your real estate agent if they can schedule showings to see homes on the market that are similar to yours.  

3. Now we can concentrate on "neutralizing", what this means is that your particular taste may be different than another person's and your beautiful "deep red" bathroom may be something that may turn off another buyer who may not want to start working on the house right away.

  4. Check for flaws: how is the curb appeal? as this gives a first impression, general appearance: when you walk into a room where does your eye go to first? if it goes to a piece of furniture or anything other than something that is not staying when you sell, you should consider removing it unless it is a focal point and really accentuates architecture, and finally, make sure your home is always ready to show, of course when you are settling in for dinner you should not schedule showings.

5. It is really important to start pre-packing to remove clutter and personal pictures as you want your home to show like a model and not like the buyer is intruding. Try to store items in an off-site storage place so buyers can access every room.

6. You may want to have your home inspected before even listing it so any really important repairs are done because this can really hinder a sale.

7. Have a yard sale so you can raise funds for some improvements and to rid of unwanted clutter.

8. Consider a home warranty to go with your listing, statistics prove that homes with warranties sell faster than without warranties.

9. If you have not found your dream house, you may wannt to start looking and if you find a home, if you have not sold your home yet you can discuss what options are available with your agent.

10. Keep getting your packing and preparing done.

11. Know what is involved in the closing.

This checklist should make life easier and answer questions that may arise when it comes to selling your home.
