Don't let your Real Estate agent steer you in the wrong direction. Even though they claim to be working for you, they have a vested interest in getting the deal done. Let's face it, they don't get paid until the house closes. If they recommend an Inspector, and claim that they have worked with them before with good results, it probably means that "their" Inspector gives good reports for continued work. Buying a home is the most stressful and largest transaction that you are likely to make in your life. You shopped around and found the best house you could find. You are planning to live in this house with your family for a long time. Now is the time (before you close the deal) to hire a professional to make sure you are not buying into a "money pit." You probably did not look at the house objectively or examine it close enough and your brother in law does not have the training, experience or equipment to properly evaluate the condition of the house (in most cases). Selling your house has become increasingly more difficult in this "buyers market" and many deals can be killed at the last moment through the discovery of a serious defect with one of the houses components like the roof or foundation. Your potential buyers will likely hire an inspector to go over the house prior to closing. If their inspector finds something major, they will more than likely do one of three things:

Have you repair the defect before they close on the deal |

Re-negotiate the price to compensate them and repair it themselves |

And, worst case scenario, back out of the deal altogether | |

Real Estate Professionals are the link between both sellers and buyers and they strive very hard to ensure that the transaction is as stress free as possible for everyone involved. A good agent will suggest an inspection to the sellers prior to listing and insist that the buyers get the house inspected prior to closing. You want an Inspector who will work within the tight time frames that you have and will treat your clients with respect and understanding. Naturally, you would like to find an Inspector that can promise you that he/she would do anything to keep your deal from falling apart-even lie. If that is the type of Inspector you are looking for, you will have to look elsewhere.
